Why LM Pro
Our standard runs the same on a single vanity replacement and a gut renovation—clean from day one, on schedule, with the right trades on site at the right time. No shortcuts on waterproofing. No lifting tile to chase a leak we missed.
The trades that decide whether a remodel holds up are either ours or long-term partners — never random subs we find for one job.
Heated floors, pre-wired mirrors, smart fixtures, recessed niches — built in during rough-in, not bolted on after.
Calacatta, Carrara, custom slab quartz, hand-laid mosaics, porcelain large-format — and clean mid-range builds when the budget calls for it.
Vanity-only, shower-only, tile-only, or backsplash-only jobs aren’t beneath us. Plenty of NYC remodels are scoped that way.
A site visit isn’t always practical from Manhattan. We do detailed video walk-throughs and follow up with a written scope.
Floor protection, dust barriers, daily clean-down. The neighbors don’t hear about us.
Services
Bathrooms, kitchens, full-home gut renovations, stone and tile, and the rest of the work that makes them hold up — built by the same crew, to the same spec, on every job we take.
Master baths, walk-in showers, half-baths, and accessible builds. Heated floors, slab vanities, smart-bath integration.
Custom cabinetry, slab quartz or marble, full electrical and gas relocations, integrated appliance packages.
Calacatta, Carrara, statuario, engineered slab. Bookmatched, mitred, and waterfall edges, templated on site.
Porcelain large-format, mosaic glass, hand-glazed ceramic. Heated underlayment, Schluter waterproofing, dry-laid mockups.
Dormers, second-story additions, bump-outs, full room additions. Drawings, engineering, permitting, and the build.
Finished basements, in-law suites, walk-out builds, home theaters. Waterproofing-first across NJ and Staten Island.
Whole-home gut renovations, from one-bedroom apartments to multi-floor townhomes. The most coordinated thing we do.
Co-op and condo work in Manhattan, Brooklyn, and Queens — alteration agreements, board approvals, freight scheduling.
Hardwood, engineered wood, vinyl plank, tile. Sand-and-finish with full dust containment and acoustic underlayment.
Service Areas
We’re based in Newark, NJ, and we work across the NYC metro from there. Five boroughs, Long Island, Yonkers, and northern New Jersey are all on the standard route.
Working in NY & NJ
NYC and NJ residential work has constraints most contractors don’t plan for. We do.
Permits for plumbing, electrical, gas, and structural work in NYC route through the Department of Buildings. We file under our license and manage every inspection. You don’t coordinate with DOB — we do.
Co-op and condo boards across Manhattan and Brooklyn require a contractor disclosure package before demo can start. We prepare the drawings, certificates, and submittals — and we’ve already worked with most of the major managing agents in the city.
Many Manhattan co-ops only allow construction 9 AM to 4 PM weekdays. Some require freight elevator reservations a week in advance. Some require a uniformed lobby protector on demo days. We schedule around it without losing weeks.
Plaster walls, steel framing, original cast-iron drain stacks, and chimneys that are still load-bearing show up on most pre-1940 jobs. Our crew has handled them often enough that they don’t slow us down.
New Jersey municipalities each handle HIC permits a little differently — Jersey City, Hoboken, Elizabeth, and Newark all run their own offices. We carry the NJ HIC Compliance Bond required for residential work in the state.
Materials & Standards
The unsexy part of a remodel is what holds it together. We don’t compromise on it — the standard runs the same on a single vanity replacement and a $400K full-home gut.
Schluter or RedGard membrane on every wet wall. Pan slope verified before tile. No exceptions.
Pressure-tested before walls close. Brass and bronze fittings on supply lines. PEX or copper to manufacturer spec.
Solid blocking behind every wall-hung vanity, every grab bar, every TV mount. Decided during framing, not retroactively.
Dry-laid mockup before adhesive. Mitred outside corners on natural stone. Grout color confirmed against a wet sample before bagging.
Templated on site, not by drawing. Bookmatched slabs previewed in person before the cut. Edge profiles mocked up in MDF before fabrication.
Levelled in two planes, shimmed on the sub-floor, attached to studs — never just to drywall. Soft-close hardware on every door and drawer.
