Note for the developer: the questions below are rendered from the faqs: array in the frontmatter. Each <details open> block matches the corresponding Question/Answer in the FAQPage JSON-LD word-for-word.

How long does a bathroom remodel take in NYC?

Most single bathroom remodels take 4 to 8 weeks from the day demolition starts to the final walk-through. Master baths with custom tile work, slab vanities, or smart-bath integration run 6 to 10 weeks. Buildings with restrictive work-hour rules — many Manhattan co-ops only allow construction 9 AM to 4 PM weekdays — can add a week or two on top.

How long does a kitchen remodel take?

An NYC kitchen remodel runs 8 to 14 weeks from demolition to final punch, depending on cabinetry lead times, appliance availability, and whether gas or electrical needs to be relocated. Custom cabinetry alone often takes 8 to 12 weeks to fabricate, so we typically place the cabinetry order during the design phase and time demolition to match the delivery date.

Do I need a permit to remodel my bathroom or kitchen in NYC?

Yes, in most cases. NYC's Department of Buildings (DOB) requires a permit for plumbing relocations, electrical changes, structural work, and gas line modifications. Cosmetic work — paint, tile replacement in the same footprint, vanity swaps — usually doesn't. We pull every permit your project needs and handle the inspections. You don't have to coordinate with DOB.

Do you handle DOB filings and alteration agreements?

Yes. For DOB-permitted work in NYC, we file under our license and manage every inspection. For co-op and condo projects, we prepare the alteration agreement package — drawings, insurance certificates, contractor disclosures — and submit it to your building's managing agent or board. Approval typically takes 2 to 8 weeks, which we factor into the schedule.

Do you work in co-ops, condos, and pre-war buildings?

Yes. A large share of our Manhattan and Brooklyn work is in co-ops and condos, including pre-war buildings with the structural quirks that come with them — plaster walls, steel framing, original chimneys, cast-iron drain stacks. We've handled board approvals, freight elevator scheduling, building hour restrictions, and the protect-the-lobby protocols that come with high-end addresses.

Are you licensed and insured?

Yes. License # [License #]. General Liability $2M aggregate, Workers' Compensation with $1M employer's liability, and Damage to Rented Premises $100K. Certificates of Insurance are available on request and are sent directly to your managing agent or co-op board for alteration agreement filings.

Are you bonded?

Yes — for New Jersey work. We carry a $25,000 New Jersey Home Improvement Contractor Compliance Bond issued by RLI Insurance Company (Bond #M8S0060320), valid through January 7, 2027. The bond covers New Jersey HIC compliance specifically; New York work runs under separate coverage as required by NYC and NY state.

What warranty do you offer?

A 2-year written workmanship warranty on everything we install. We also pass through every manufacturer warranty on cabinetry, fixtures, tile, and stone — typically 10 to 25 years on cabinets and lifetime on premium plumbing fixtures. The full warranty packet is delivered at final walk-through.

Can I remodel just part of a bathroom — vanity-only, shower-only, or tile-only?

Yes. We do single-element remodels often. Vanity replacements, shower-only renovations, tile-only re-do's, and backsplash-only kitchen jobs are all fair scope. The minimum project size for us is the smallest job we can do well — not a dollar threshold.

Do you build smart bathrooms?

Yes. Heated floor systems, pre-wired smart mirrors, app-controlled shower valves, automatic-flush toilets, recessed motion-sensor niches, and integrated audio. The wiring and rough-in for smart-bath features happens during the framing and plumbing phase — adding it after the tile is set is expensive and rarely clean. We plan it in from the start.

Do you have licensed plumbers on every job?

Yes. Our plumbers are licensed and have been long-term partners with LM Pro for years — not random subs we find for one job. Plumbing is the trade most likely to fail at the 6-to-12-month mark on a poorly run remodel — wrong slope on a drain line, a missed waterproofing membrane, a brass-on-galvanized junction that nobody pressure-tested. Working with the same trusted plumbers project after project is how we keep callbacks rare.

What materials do you work with — can I bring my own?

Anything within reason. We work with calacatta, Carrara, statuario, and engineered slab on the high-end side. Slab quartz, large-format porcelain, and durable mid-range tile on the budget-conscious side. Custom millwork and stock cabinetry, both. If you bring your own materials — a slab you sourced yourself, a fixture from overseas, a tile you've been holding for two years — we'll install them. We'll write a note in the contract clarifying which warranties apply to homeowner-supplied materials.

Do you handle insurance claims work?

No. LM Pro is a homeowner-direct firm — you pay us, and we work for you. We don't bill insurance companies, don't act as a public adjuster, and don't structure projects around what an insurer will cover. If your project is partially covered by an insurance claim, you handle that side; we'll provide line-item invoicing for what you submit.

Do you do commercial remodeling?

No. We're a residential-only firm. Single-family, townhouse, condo, and co-op are the project types we do. Commercial fit-outs, restaurant and retail buildouts, office spaces, and ground-up new construction are outside our scope.

Where do you serve?

Our service area is a 50-mile radius from Newark, NJ. That covers all five NYC boroughs (Manhattan, Brooklyn, Queens, Staten Island, Bronx), Long Island (Nassau and parts of Suffolk), Yonkers and the Westchester edge, and northern New Jersey — Jersey City, Hoboken, Elizabeth, Newark, Edison, Paterson, Morristown.

How do I get a quote?

Call (862) 430-3655 or schedule a free consultation through the contact page. The consultation is free, on site or by video. After the consultation, we send a written line-item proposal — usually within a few business days. The proposal is itemized so you can see exactly what's in and what isn't.

Is the consultation really free? What's the catch?

It's free, and there's no catch. We don't charge for the visit, the measurements, the design conversation, or the written proposal. We make our money when you sign the build contract — not before.

Can I do a video consultation instead of an in-person visit?

Yes. Video consultations work well for partial remodels, single bathrooms, and any project where physically getting a contractor on-site is difficult. You walk us through the space on FaceTime, Zoom, or Google Meet, we ask follow-up questions, and we send a written summary with measurements and scope after the call.
